Former care home in North Devon to be auctioned

Woodtown House features 26 bedrooms

A former care home in North Devon is set to go under the hammer with a guide price of £695,000 for the freehold.

The 26-bedroom, Art Deco-style property sits on 3.6 acres of landscaped gardens and woodland at East-the-Water, on the edge of Bideford.

Known as Woodtown House, the property is one of 145 lots in the second auction of 2025, hosted by Clive Emson Land and Property Auctioneers, one of the UK’s top five property auctioneers.

The main house is surrounded by well-maintained lawned gardens and includes several storage buildings, along with a large static structure that was previously used as a workshop.

The auction is being held in partnership with Ware Commercial, with bidding closing on March 20.

Auction appraiser Steve Appleby said: “This stunning Art Deco style former care home offers numerous possibilities including use as a multi-generational family home, holiday apartments, guest house or continued use as a care establishment, subject to all necessary consents being obtainable.”

The property also features a grand entrance with gates, expansive gardens, and ample parking for approximately fifteen vehicles.
