Torquay-based developer Armada Property UK is celebrating a major industry milestone, with its Brampton Court development shortlisted for five prestigious property awards.
The former Brampton Court Hotel on St Luke’s Road South has been transformed into 14 one and two-bedroom apartments for social rent, marking the first completed scheme under Torbay Council’s ‘Hotels to Homes’ programme. The redevelopment, delivered in partnership with Torbay Council and Co Create Architects, was completed in less than nine months, with residents moved in before Christmas 2025.
The project has been named a finalist in three categories at the national Property Week RESI Awards 2026 - Affordable Housing Award, Residential Retrofit Scheme of the Year, and Social Impact Initiative - as well as two categories at the Insider South West Residential Property Awards, for Affordable Housing Development of the Year and Residential Regeneration Project of the Year.
More than 70 per cent of the total project spend was retained locally, supporting Torbay contractors, tradespeople, suppliers, and merchants.

Founded in 2019, Armada Property UK specialises in residential development and the regeneration of under-utilised buildings across Devon. Recent projects include the conversion of the former Barclays Bank in Newton Abbot into 20 residential units and four affordable flats at Midvale Road, Paignton.
Winners of the Insider South West Residential Property Awards will be announced on 23 April, with the Property Week RESI Awards following on 6 May.
