Land at Brayford, near Barnstaple, deemed suitable for development
Plans for housing development in Brayford, near Barnstaple, have been positively received by council planners, with the 2.1-hectare (5.2-acre) site confirmed as appropriate for development.
The land is being marketed as a Rural Exception Site (RES) by Greenslade Taylor Hunt (GTH), with Partner Mark Chugg explaining the opportunity as meeting a housing need within the village and surrounding area.
Mr Chugg said: “The pre-application response confirms that the land is within a sustainable location and the proposal is acceptable in principle, subject to further access, layout, scale and design work.”
A Housing Need Survey conducted in May 2024 identified a need for at least six affordable homes in the village over the next five years.
In addition to housing, part of the site is planned for additional parking for the nearby village hall, enhancing local infrastructure.
Offers for the site are due by 12 noon on Friday, December 6, on a conditional basis requiring planning permissions and being free from challenge.
GTH has also indicated alternative sale options, including a promotion agreement with a land promoter or an option agreement with a housebuilder or contractor.
