New 150-home development is ‘great news’ for town.

BUILDERS have started work on a major housing development on the outskirts of South Molton.

Plans for a new 150 home estate in the Gullacombe Valley have been some 20 years in the making but finally got under way on Thursday to the delight of town councillors.

The first phase of the work will see 62 homes built on the 20-acre site on former farmland to the west of Station Road and east of Parsonage Lane.

Mayor of South Molton Stephen White said the development was ‘great news for South Molton’.

“It brings much-needed affordable housing and will create much-needed revenue for the local economy,” he said.

“Gullacombe will be a lovely place to live – a development of which we can all be proud.”

Developer Elan Homes say phases two and three of the development, known at The Gateway, would be completed within the next four-five years.

Rob Flood, Elan’s southern region managing director, said: “We are hoping the first homes will be occupied in late autumn or early winter 2014.

“The first phase will consist of 62 three-bedroom semi-detached and four-bedroom detached homes, with an element of affordable housing.”

The blueprint, approved by North Devon Council in 2012, consists of terraced, semi-detached and detached houses, bungalows and apartments, together with garages and parking. A third of the homes will be ‘affordable’.

Plans also feature public open space, a multi-use games area (MUGA) and children’s play area, as well as various highway improvements such as access roads, cycleways and footways.

As part of its plans the housebuilder will contribute more than £550,000 to the local community, including £50,000 towards education and nearly £90,000 for new off-site sports pitches.

North Devon Council adopted a development brief for the site in 2008 but initial plans stalled when prospective developers David McLean Homes went into administration as a result of the crash in the housing market.

The firm was bought by Elan Homes, a new company formed by former senior management at David McLean.

South Molton Town Council, which owns the majority of the land, signed a land option agreement with Elan in June 2010.
