Developers resubmit plans for 250-berth marina and up to 300 new houses at Knapp House in Northam.

PLANS for a ‘marina village’ at Knapp House in Northam have been resubmitted to Torridge District Council – despite being refused earlier this year.

An application for the 250-berth marina and up to 300 houses, which also included a hotel, care home, food store and doctor’s surgery, was refused in February.

But developers LTPH Properties Ltd have submitted news plans for the 52 acres site which, although largely similar, have attempted to overcome the reasons for refusal.

More than 700 comments were left on Torridge District Council’s website about the previous plans, many of which were in objection.

At the planning committee meeting where the proposals were discussed, around 150 protesters attending, many with placards against the marina.

A new landscape framework document outlines how only development necessary to the marina would be located within the coastal protection zone.

A separate report has also been submitted to mitigate issues with noise complaints.

It is not known if the developers will go out to further public consultation, after submitting the response for the ones held on previous plans in 2012.

Plans include a 90 bed care home, up to 300 houses, a 40 bedroom hotel, 80 holiday units, a 80-100 cover restaurant, doctors surgery, foodstore and retail units.

There will also be a community open space, winter boat storage, and up to 100 independent living units alongside the 250-berth marina.

The plans are currently available to view on the Torridge District Council website.
