The former Lydiate Lodge care home at Lynton is among several North Devon properties going up for auction next month.
The ex-Devon County Council home closed in 2015 and there is now planning permission for the site to demolish the old property and build nine houses.
The online auction will take place on Thursday, June 12 and is hosted by Clive Emson Land and Property Auctioneers.
Lydiate Lodge has a guide price of £300,000-plus and has planning permission from Exmoor National Park Authority for three affordable homes and six open market houses.
Auction appraiser Steve Appleby said: “This is an exciting opportunity for a development opportunity on the west side of the picturesque Exmoor town of Lynton.
“The site provides a blank canvas for potential redevelopment, making it an ideal investment for various development projects, subject to all necessary consents being obtainable.
“Some interested parties may wish to take advantage of the existing planning permission to build out the nine new homes.”
Also going under the hammer will be the former Barum Emporium premises at Queen Street in Barnstaple, which sold gifts, vintage, shabby chic and memorabilia. The proprietors had announced their intention to relocate to Lynmouth.

The mixed-use property has a freehold guide of £90,000 plus, with a shop on its ground floors with storage space on its second and third floors.
Steve said: “This end-terrace property offers an excellent opportunity for investors, developers or owner-occupiers.
“The property is particularly well positioned to benefit from strong pedestrian traffic from the nearby bus station.
“Subject to obtaining all necessary consents, there is clear scope to convert the upper floors into a two or three-bedroom residential apartment.”
Also in the auction is a Winkleigh mid-terrace corner house with a freehold guide of £95,000-plus. Located at 1 Park Place in Eggesford Road, it has three bedrooms.
