Ilfracombe town councillors are set to convene this Monday (April 15), to discuss proposed motorhome pitches at Larkstone Leisure Park and Cafe in Ilfracombe.
The plans, submitted by the cafe, entail a partial change of use for former tennis courts to accommodate motorhome pitches and a public car park complete with WC facilities.
The proposed changes also include resurfacing of existing tracks to improve access to private parking areas for motorhomes and deliveries, as well as widening and enhancing the site entrance.
Larkstone Cafe Bar have justified the proposal by highlighting the limited availability of motorhome accommodations in the area, citing only one other location on the outskirts of town.
Additionally, the family-run business aims to alleviate on-street parking issues by creating a 20-space customer car park.
Situated near the harbour within the Ilfracombe Tourism Area, albeit outside the development boundary, the proposed development comprises eight motorhome pitches available year-round, except for January.
In a planning statement submitted to North Devon Council, the applicant's agent, Victoria Needham Architects, asserts that the development would support local businesses, including shops, cafes, and restaurants.
The proximity to a new watersports centre, expected to attract visitors, is also highlighted, with anticipated reciprocal usage by motorhome owners.
Assurances are made regarding minimal impact on the site, with proposed new trees to shield vehicles from nearby dwellings.
The existing entrance and track will undergo upgrades, and the current parking and hardstanding area will be designated for staff and deliveries.
Currently, visitors primarily utilise a public car park adjacent to the swimming pool when visiting the Larkstone Bar.
However, some resort to parking on surrounding roads to avoid charges, as noted by the agent.
Initial reactions on social media have been largely positive, with locals praising the proposal as "fantastic" and "forward-thinking," emphasising its necessity for the community.
