Dates for West Yelland consultation revealed

Residents invited to have their say on proposals for 600 new homes, a school, community centre and employment land at West Yelland Farm.

MAJOR plans for up to 600 new homes, employment and community facilities on land at West Yelland will go on display at a public consultation on Wednesday and Thursday of next week (September 5 and 6).

Proposals for the ‘Yelland Park’ development will be available to view in a mobile ‘Architruck’ display unit on the old petrol filling station site at the junction of Power Station Road, leading to the Yelland power station site.

Representatives from developer Welbeck Strategic Land LLP and its consultancy team will be on hand from 12 noon-8pm on the Wednesday and 10am-6pm on Thursday to discuss potential plans for the land at West Yelland Farm.

The wide ranging proposals include up to 600 homes of varying, around three hectares of ‘employment land’, plus potentially a new primary school, community centre, medical facilities and a combined local shop and post office.

Sports fields, wildlife areas and enhanced links to the Tarka Trail are also outlined in the proposals.

Developers say because the land is in sole ownership, it is readily available and subject to planning permission development could begin ‘at the earliest opportunity’ and be phased over 15 years.

“This is a very exciting opportunity for Fremington and Yelland,” said Welbeck spokesman Dan Bramwell.

“Importantly, the master plan balances the need for sustainable development whilst respecting existing wildlife and habitats. It also has the potential to deliver much needed local facilities including new housing and employment land. Key issues such as highways, visual impact and landscaping are also addressed.

“It is important we get feedback from the community, so we hope that as many people as possible will use this opportunity to comment. There will be a full team of consultants in attendance to answer questions on all aspects of the proposals.”

The site is in one of the draft allocations being assessed by North Devon and Torridge councils for inclusion in their emerging Development Plan, which identifies preferred options and locations for development over the next 20 years.
